Well Inspection

Locate the well head and check the well cap assembly to ensure it is tight, the electrical conduit is secure, and the vent is properly in place.
Inspect the grade around the well to confirm it extends the correct distance above ground.
Evaluate the well holding tank, including checking the pressure gauge and pressure switch for proper yield and cycling.
Standard water test for bacteria and nitrates is included. Additional arsenic and lead testing may be recommended.
Review the water treatment system to ensure its effectiveness.
Septic Inspection

Perform a load test by turning on water in multiple locations throughout the home to simulate normal use.
Open the septic tank to examine the baffle, which prevents solid waste from exiting the tank, and check current septic levels and any signs of staining from past malfunctions.
Conduct a core test of the septic field with a shovel (more effective than a 3”-4” auger) to evaluate the absorption stone and lines, which helps determine the system’s longevity.

Arsenic is a prominent heavy metal found in Michigan soil, making this test a common recommendation.

Lead is found in homes built before 1987 due to solder, and it can also be found in municipal water supplies. Testing for lead is recommended in these cases.

The water conditioning performance test evaluates iron, hardness, and total dissolved solids (TDS). TDS measures the concentration of dissolved materials in water, including metals, minerals, salts, and ions—essentially, everything in water that isn’t H2O.
Reverse Osmosis

A reverse osmosis (RO) system, typically installed under the kitchen sink, uses pressure to filter water through a semi-permeable membrane. It removes contaminants such as sodium, chloride, copper, lead, chromium, PFAS, bacteria, and nitrates, and may also reduce arsenic, fluoride, and other impurities, improving the taste and smell of well or city water.
